KAEHAM CONSTRUCTION

Homeowners

Fix the castle once and stop thinking about it.

Nobody wants a relationship with their roof. You want it handled, done right, and off the list for the next twenty years. We are a licensed general contractor, which means the roof, the siding, the gutters, and the rot behind them are one job with one crew and one person to call.

What we do

Everything on the outside of the house.

New asphalt shingle roof with clean vent and pipe flashings
  • Roofing

    Roof replacement and repair

Asphalt shingle, low slope, and flat. We install to the manufacturer's printed instructions rather than to code minimum, because code is what keeps a roof legal and the instructions are what keep the warranty valid.

  • Siding

    Siding replacement

Fiber cement, engineered wood, and vinyl. When siding comes off we look at what is behind it before new material goes on. Soft sheathing and a bad window flashing detail will destroy new siding on the same schedule they destroyed the old siding.

  • Windows and doors

    Window and door replacement

Replacement units and new openings, flashed and integrated with the weather barrier. Most of the leaks we chase in older homes start at a window head.

  • Gutters

    Gutters and drainage

Sizing, pitch, and where the water actually goes once it leaves the downspout. Undersized gutters and a downspout dumping against a foundation cause damage that gets misdiagnosed as a roof problem for years.

  • Decks

    Decks and balconies

Framing, surface, rail, and the ledger connection that holds it to the house. On elevated decks the connection is the part that matters and it is the part nobody looks at.

  • Storm

    Storm and insurance damage

Hail and wind damage documented the way an adjuster needs to see it. We will tell you whether you have a claim, including when we think you do not.

Estimating

Why our number is sometimes higher.

Three contractors look at the same house and come back with three numbers. The spread is almost never labor rate. It is scope.

If we can see soft sheathing, a bad flashing detail, or framing that will not carry the new material, it goes in the estimate. Somebody who leaves it out gives you a smaller number today and a change order in month two, or worse, covers it up and hands you the same problem with a new surface on top.

When a cheap repair fails you pay three times: tear out the bad work, buy the material again, and then pay for the real fix. We would rather be the high bid and be right.

What happens after you call.

Finished two story home with new siding, roof, and trim
Roof, siding, windows, and trim reading as one house instead of four projects.

We come out and look at the house. You get the findings in writing, including the parts that are fine and the parts that can wait a season.

If there is work worth doing, the estimate covers the whole scope, line by line, with a number that holds. Workmanship is warranted for ten years.
